EnergyTight™ New Home Disclaimer

Homes are complex systems, and airtightness is influenced by many interconnected components, including but not limited to window and door joinery, downlights, electrical fittings, fireplaces, and ventilation ducts. During airsealing, Aero uses best endeavours to mask off and protect surfaces and operating systems that are not intended to be sealed, such as operable joinery, fireplaces, and mechanical systems, but we accept no liability for any unintended sealant overspray or damage to such surfaces or systems. The resulting airtightness test refers to the airtightness of the building envelope with these operational systems masked off. Aero can improve the airtightness of the building envelope itself, but cannot be responsible for the airtightness of operational units such as window and door joinery, extractor fans, range hoods, ducted heating or cooling systems, and similar fittings, as these are not sealed or intended to be sealed. Poor joinery, or poor joinery installation, is a common contributor to air leakage in this category, and remains the responsibility of the joinery supplier or installer rather than Aero. Aero therefore cannot be liable for any final, in-use, unmasked blower door test result, as this depends on the airtightness of these operational units, which is outside our control. While Aero uses best endeavours to help new homes achieve an airtightness level of 3 ACH50 or better, we cannot guarantee performance outcomes where factors outside our control affect the result. Final airtightness is dependent on the design, construction, and installation quality of the broader building systems.

We accept no liability for any loss, damage, or additional cost resulting from failure to achieve specific airtightness targets, energy savings, or performance outcomes, due to factors beyond our reasonable control.

Airtightness improvements should be considered part of a broader strategy that includes ventilation, insulation, and heating systems. Aero cannot guarantee improvements in health, comfort, or energy costs in isolation from these wider factors.

A blower door test is not always carried out as standard. Where a blower door test is requested, Aero can offer this as an additional service, or you may choose to arrange testing through another contractor. Where testing is carried out by a third-party contractor, Aero accepts no liability for the accuracy or reliability of those results. Please note that blower door test results may vary depending on conditions at the time of testing, such as wind, temperature, and occupancy.

EnergyTight™ Retrofit Disclaimer

The EnergyTight™ retrofit solution is designed to improve the energy efficiency, comfort, and health of existing homes through targeted airsealing and performance upgrades. However, older homes vary significantly in structure, condition, and construction quality, and not all hidden defects or inaccessible areas within the building envelope can be identified in advance.

Aero’s aim with the EnergyTight™ retrofit solution is to bring an existing home’s airtightness up to the level typically achieved by a new home, and better where the condition of the building allows. The level of improvement achievable depends on the age, design, construction, and existing condition of the home, and we cannot guarantee any specific airtightness result. Achieving new-home performance or better is generally only possible where the customer proceeds with the full EnergyTight™ solution; partial or limited-scope work will typically achieve a more modest improvement.

The EnergyTight™ aerosol sealing process requires the building envelope to be pressurised. Where a home is too leaky or otherwise unsuitable to be pressurised, the aerosol sealing process cannot be applied. In these cases, Aero may still be able to carry out manual sealing of major holes, gaps, or missing sections of linings and other building elements, but this will not achieve the same level of airtightness improvement as the full aerosol sealing process.

During sealing, Aero uses best endeavours to mask off and protect components that are not meant to be sealed (such as operable windows and doors, fireplaces, and mechanical ducts), but we accept no liability for any unintended sealant overspray or damage to such surfaces or systems, and final results depend on many factors outside our control. The resulting airtightness test refers to the airtightness of the building envelope with these operational systems masked off. Aero can improve the airtightness of the building envelope itself, but cannot be responsible for the airtightness of operational units such as window and door joinery, extractor fans, range hoods, ducted heating or cooling systems, and similar fittings, as these are not sealed or intended to be sealed.
